Who This Contract Is For
Every property type below runs aircond differently — and fails differently. Select yours to see the pattern we see most often, and what changes under contract.
Hotels
The recurring problem
Guest complaints reach you through reviews, not maintenance logs. One warm room on a full night is a refund, a bad rating and a room you cannot resell.
Under contract
Scheduled floor-by-floor servicing timed to your occupancy curve, so rooms come offline when they are already empty.
The Real Cost
Why Most Hotels Pay Too Much For Aircond Maintenance
It is rarely the per-visit rate. It is the emergency callouts, the rooms held out of service, and the units replaced years early because nobody was watching them.
Typical Ad-Hoc Vendor
- A different technician every visit — nobody knows your property
- No preventive schedule; you call only after a guest complains
- Pricing quoted fresh each time, so costs drift upward
- Emergency callout rates on faults that were avoidable
- No service records — nothing to show an auditor or a buyer
- Breakdowns cluster in peak season, when rooms are worth most
MY AC COOL Contract
- A dedicated commercial team who know your floor plan
- Planned preventive schedule set to your occupancy pattern
- One fixed annual rate agreed up front and held for the term
- Priority breakdown response included, not charged as emergency
- Digital service record per unit, consolidated monthly
- Faults caught during low season, before peak demand hits

Request Custom QuotationAnnual Contract Benefits
What Changes When Maintenance Is Planned
Predictable Maintenance Budget
One agreed annual figure for the whole property. No per-visit quoting, no seasonal price drift, no emergency surcharges to explain to your owner or board.
Lower Breakdown Frequency
Preventive cycles catch fouled coils and blocked drains while they are still a cleaning job rather than a repair bill and an out-of-service room.
Priority Service Response
Contract properties go to the front of the dispatch queue. A failed unit in an occupied room is treated as urgent, not slotted in next week.
Dedicated Account Handler
Zack runs every commercial contract personally. One number, one person who knows your property, your access rules and your service history.
Digital Service Records
Every unit carries its own history — what was done, when, by whom, and what was flagged. Searchable per room number, not buried in paper job sheets.
Commercial Reporting
Consolidated monthly reports formatted for building management, owners and auditors. Multi-property clients receive one report across the whole estate.
Longer Equipment Lifespan
A maintained unit runs 8–12 years; a neglected one fails in 5–7. On a 100-unit property, deferring replacement by three years is a six-figure difference.
Better Guest Satisfaction
Cooling complaints are among the most common causes of negative accommodation reviews in Malaysia. Removing them protects the rating that fills your rooms.

120-Unit Guest House
Worked example — how the contract economics play out on a mid-sized property
Before Contract
~12
complaint calls per month
Cooling faults reported by guests rather than caught by maintenance
Recurring
water leakage incidents
Blocked drains reaching ceiling boards before anyone noticed
Variable
monthly repair spend
Every fault quoted fresh, emergency rates during peak season
After Contract
Fewer
breakdown calls
Faults found on scheduled visits instead of by guests
Higher
room availability
Fewer rooms held out of service waiting on a vendor
Fixed
annual maintenance cost
One agreed figure, budgeted at the start of the year
Illustrative model of contract economics on a 120-unit property, not a named client result. Actual outcomes depend on unit age, condition and occupancy.
Scope Of Work
What Every Scheduled Visit Includes
High-Pressure Chemical Cleaning
Coil treated and flushed to remove mould, scale and biofilm — the layer that costs you cooling and electricity.
Drain Flushing
Full drain tray and pipe flush. The single most common cause of ceiling damage in accommodation properties.
Filter Cleaning
Every filter washed, dried and refitted. Restores airflow and stops dirt reaching the coil between visits.
Blower Cleaning
Blower wheel and casing cleaned. This is where the smell guests notice on check-in actually comes from.
Pressure Check
Refrigerant pressure measured against manufacturer specification, with leaks identified rather than topped up blind.
Cooling Performance Check
Vent temperature measured and recorded per unit, so performance drift is visible across visits.
Commercial Reporting
Per-unit digital record plus a consolidated monthly report for management and compliance files.
Maintenance Recommendations
Units flagged for overhaul or replacement before they fail, so capital spend can be planned rather than reacted to.
Commercial FAQ
Contract Questions, Answered
The questions property managers and owners ask before signing.
Do you cover all rooms in one visit?
For most properties, no — and deliberately so. Servicing 120 rooms in one day means taking the whole property offline at once. We schedule sectionally, floor by floor or block by block, so only a handful of rooms are unavailable at any point and the work fits around your occupancy. For smaller properties under roughly 40 units we can complete everything in a single day where that suits you better. The schedule is agreed at contract signing and confirmed again before each cycle, so your front desk always knows which rooms are affected and when.
Can maintenance be scheduled during low occupancy?
Yes — this is how most of our accommodation contracts are run. We build the annual schedule around your occupancy pattern rather than around our calendar, so servicing lands in your quieter weeks and rooms come offline when they would be empty anyway. For properties with a predictable seasonal cycle we front-load the heavier chemical cleaning work before peak season, so units enter your busiest period freshly serviced. Night and early-morning slots are available where daytime access is impractical, at no premium for contract clients.
Do you provide annual contracts?
Yes. Contract pricing — RM80 per wall-mounted unit, RM180 per cassette unit — is based on an annual term with a minimum of 30 units. We offer 12-month, 24-month and 36-month terms, with longer terms attracting better rates. The contract fixes the per-unit price for the full term, so your cost does not move with demand or season. Scope, visit frequency, access arrangements and the reporting format are all agreed in writing before signing, following a site survey.
Can you maintain multiple properties?
Yes, and multi-property clients are a significant part of our commercial book. One contract can cover several properties across Kuala Lumpur and Selangor, with a single account handler, one schedule and one consolidated monthly report rather than separate relationships per site. Unit counts across properties aggregate toward the 30-unit contract minimum, so a management company running three 15-unit homestays qualifies on the combined total. Each property keeps its own per-unit service history within the consolidated report.
Do you provide service reports?
Yes. Every visit produces a per-unit digital record covering what was done, the measured vent temperature, refrigerant pressure, anything flagged, and the technician who attended. These consolidate into a monthly report formatted for building management, owners and auditors. For multi-property contracts the report covers the whole estate in one document. The per-unit history is what makes capital planning possible — you can see which units are drifting before they fail, rather than discovering it during a full house.
What happens if a unit breaks down between scheduled visits?
Contract properties receive priority dispatch, and a breakdown callout is charged at the contract troubleshooting rate of RM50 per unit rather than at emergency rates. An occupied room with a failed unit is treated as urgent. In practice, the number of between-visit breakdowns falls substantially once a preventive schedule is running, because the faults that cause most failures — fouled coils, blocked drains, drifting refrigerant — are exactly what the scheduled visits catch. Parts needing replacement are quoted before any work proceeds.
What is the minimum number of units for contract pricing?
Thirty units is the minimum for contract rates. Below that, our standard commercial pricing applies — premium chemical cleaning from RM109 per unit and general cleaning from RM90 per unit, both with multi-unit discounts. If you are close to the threshold or expect to grow into it, tell us when you enquire: unit counts aggregate across multiple properties under the same ownership or management, which brings a lot of smaller operators above the line on their combined total.
What is not included in the contract?
The contract covers scheduled preventive maintenance — chemical cleaning, drain flushing, filter and blower cleaning, pressure and performance checks, and reporting. It does not cover parts replacement, compressor or PCB repairs, refrigerant leak repair, new installation, ductwork modification, or damage from misuse or third-party work. Anything outside scope is diagnosed, quoted and approved before it proceeds — never added to an invoice after the fact. Contract clients receive preferential rates on out-of-scope work.
How quickly can a contract start after we enquire?
A site survey is normally arranged within a few working days of your enquiry, and the written proposal follows within two working days of the survey. The survey is how we count units, note their type and condition, check access and understand your occupancy pattern — without it, any price quoted is a guess. Once the proposal is accepted, the first service cycle is typically scheduled within two weeks. There is no charge for the survey or the proposal.
